Time-Share Plans

Hyatt Vacation Club Platinum Program:

The name of the multi-location, points-based, time-share use plan with a nonspecific time-share interest, as such terms are defined in California Business & Profession Code §11212, is the Hyatt Vacation Club Platinum Program (the “HVC Platinum Program”). The declarant and developer of the HVC Platinum Program is WHV Resort Group, Inc., a California corporation (“WHV”) with an address of 300 Rancheros Drive, San Marcos, CA 92069. An owner of a time-share interest (“Ownership”) in the HVC Platinum Program (an “HVC Platinum Owner”) becomes a member of the Platinum Owners Association, Inc., a California non-profit, mutual benefit corporation (“Association”).  An HVC Platinum Owner has the right to reserve vacation periods (“Use Period”) at Underlying Resorts of the HVC Platinum Program, subject to the Program Rules and Regulations. The reservation system for the HVC Platinum Program is managed and operated on behalf of the Association by WHV Hospitality Management, Inc. (“Manager”).

HVC Platinum Program benefits and usage rights are subject to Hyatt Vacation Club Platinum Program Rules and Regulations and Program disclosure documents. Certain Platinum Points owned by WHV are leased to persons who have use of the HVC Platinum Program but who are not considered “HVC Platinum Owners” and are not members of the Association.

Only inventory at the Underlying Resorts described in the HVC Platinum Program’s disclosure documents (such as the California Public Report) are included in HVC Platinum Program. Resorts with property that comprise the HVC Platinum Program are described in the documents provided at the time of sale, which may be revised from time to time. As of August 14, 2023, the HVC Platinum Program consists of accommodations at twenty (20) Underlying Resorts .  Twelve (12) of those Underlying Resorts are available in the Experiences Collection; Experiences Collection properties are included in the HVC Platinum Program but are not operated by WHV, the Manager, Hyatt Corporation or any of their respective affiliates, and do not participate in the World of Hyatt Program. Usage rights at Experiences Collection resorts may differ from those at the other Underlying Resorts.

HVC Platinum Program Underlying Resorts: Hyatt Vacation Club at The Welk, San Diego Area1; Hyatt Vacation Club at Northstar Lodge, Lake Tahoe; Hyatt Vacation Club at Desert Oasis, Palm Springs Area; Hyatt Vacation Club at The Ranahan, Breckenridge; Hyatt Vacation Club at The Lodges at Timber Ridge, Branson; Hyatt Vacation Club at Sirena del Mar, Cabo San Lucas; One Village Place Residences, Lake Tahoe; The Residences at El Corazon de Sante Fe.

In the Experiences Collection: Arroyo Roble Resort; Four Seasons Residence Club Scottsdale at Troon North; Villas of Cave Creek; Red Wolf Lakeside Lodge; Red Wolf Lodge at Olympic Valley; Four Seasons Residence Club Aviara; Falcon Point; Poste Montane Lodge; Stoneridge Resort; Pono Kai Resort; The Cliffs at Princeville; Eagle Crest Resort.

Owners of weeks at Underlying Resorts (which is not ownership in the HVC Platinum Program) can deposit such resort inventory into the Hyatt Vacation Club Platinum Exchange Program (“HVC Platinum Exchange Program”), which is converted into Platinum Points, which Platinum Points may then be redeemed for room/nights of accommodations at other Underlying Resorts in the HVC Platinum Exchange Program. Use of the HVC Platinum Exchange Program shall be in accordance with the HVC Platinum Exchange Program Rules and Regulations established by the Manager, as the same may be amended from time to time.

The HVC Platinum Exchange Program’s ability to confirm a specific exchange request is dependent upon the timeshare interests and use periods available or as provided by the provider of accommodations or services. Therefore, HVGG cannot guarantee specific resort choices, dates of travel, or types or sizes of accommodations. Resort specific unit type descriptions are listed by each resort in the Points Valuation Charts. Reserved unit types are guaranteed. However, specific views are not guaranteed and may vary from unit to unit based on changes in vegetation, surrounding conditions and other factors. The earlier an exchange is requested, the better the possibility that a specific request may be confirmed.

HVC Platinum Owners of Fixed Ownerships have the right to reserve their fixed ownership at the specified Underlying Resort from 18 to 15 months prior to check-in. If such a reservation is not confirmed during this timeframe, such inventory shall be released into inventory available to all HVC Platinum Owners.

Other HVC Platinum Owner reservation requests for Use Periods will be taken on a first-come, first served basis, subject to the applicable Reservation Periods. Since availability will vary, neither WHV nor Manager can guarantee confirmation of a reservation for any specific Use Period at any specific Underlying Resort at any time. The earlier a reservation request is submitted, the better the chance that a reservation confirmation can be secured.

HVC Platinum Owners will be responsible for payment of annual Assessments (and special Assessments as may be levied by the Association) and various transaction fees which may be approved to be charged by the Association, as it deems appropriate, from time to time. Such fees may be charged for transactions including but not limited to, the World of Hyatt trade fees, Interval International exchange fees, guest certificate fees, cancellation fees, housekeeping fees, and such other items as may be determined by the Manager or the Association from time to time.

The terms and conditions of the Program Rules and Regulations, including fees, benefits, and reservation procedures, are subject to change by Association, at any time.

Platinum Priority Program

Additional levels of benefits, including expanded reservation windows, are available to HVC Platinum Owners through the Platinum Priority program based on the number of Points purchased from WHV. Benefits subject to availability. Other limitations and restrictions may apply. Platinum Priority program may be modified or discontinued by WHV at any time in its sole discretion.

Hyatt Vacation Club Portfolio Program:

The name of the multisite vacation ownership plan is the HPC Vacation Ownership Plan (“HPC”). HPC also does business as the Hyatt Vacation Club Portfolio Program (“HVC Portfolio Program”). An owner of a Vacation Ownership Interest in the HPC Vacation Ownership Plan (an “HPC Club Owner”) has the right to secure Vacation Periods within Component Sites of HPC, subject to the HPC Reservation Rules and Regulations. HPC is a service name given to the variety of exchange and reservation services offered by the exchange company/club operator, HV Global Group, Inc. (“HVGG”).

Only the Component Sites described in the Public Offering Statement are included in HPC. Resorts with accommodations that comprise HPC are described in the documents provided at the time of sale, and more particularly on the exhibit entitled Tabular Description of Component Sites, which may be revised from time to time. As of August 14, 2023, HPC consists of accommodations and vacation ownership interests at eight (8) Hyatt Vacation Club resorts and The Aspen Mountain Residences (these nine (9) resorts referred to hereafter as the “HPC Club Resorts”). HVGG also operates the HRC Club (formerly known as the Hyatt Residence Club). Certain HPC Club Resorts are also Component Resorts of the HRC Club.

HPC Club Resorts: Hyatt Vacation Club at Beach House; Hyatt Vacation Club at Sunset Harbor; Hyatt Vacation Club at Winward Pointe; Hyatt Vacation Club at High Sierra Lodge; Hyatt Vacation Club at Piñon Pointe; Hyatt Vacation Club at Wild Oak Ranch; Hyatt Vacation Club at Coconut Cove; Hyatt Vacation Club at Highlands Inn; plus The Aspen Mountain Residences.

Certain other Hyatt Vacation Club resorts which do not contain accommodations that are part of HPC but are Component Resorts of the HRC Club may be accessed by HPC Club Owners through Club to Club Exchange (as identified on this website), an external exchange program created pursuant to the Club to Club Exchange Agreement between HVGG and HPC Owners’ Association, Inc. dated June 15, 2017. HPC Club Owners may also be able to access additional accommodations at HPC Club Resorts through Club to Club Exchange.

Additionally, subject to availability and pursuant to HPC Reservation Rules and Regulations and the Club to Club Exchange Agreement, owners of timeshare interests in Component Resorts of the HRC Club may also access HPC Club Resort inventory through the Club to Club Exchange Program.

Additional resorts available to HPC Club Owners through Club to Club Exchange: Hyatt Vacation Club at Hacienda del Mar; Hyatt Vacation Club at Ka’anapali Beach, Maui; The Residences at Main Street Station, Breckenridge; The Residences at Mountain Lodge, Beaver Creek; Hyatt Vacation Club at Northstar Lodge, Lake Tahoe; The Residences at Park Hyatt Beaver Creek; The Residences at Siesta Key Beach, Sarasota.

The resorts that are part of the HRC Club, including the HPC Club Resorts, are referred to as the Heritage Collection.

Owners of timeshare interests in the HVC Platinum Program do not participate in the Club to Club Exchange Program.

The HVC Portfolio Program and each Component Resort of the HRC Club have a separate vacation ownership plan. The purchase of an interest in HPC should not be based on the availability of inventory in the HRC Club.

Reservation requests for Vacation Periods will be taken on a first-come, first served basis, subject to the applicable Reservation Windows. Since availability will vary, HVGG cannot guarantee confirmation of a reservation for any specific Vacation Period at any specific Component Site at any time. The earlier a reservation request is submitted, the better the chance that a reservation confirmation can be secured.

Owners will be responsible for payment of annual HPC Club Assessments, taxes and various transaction fees which may be charged by the HVGG as it deems appropriate in its sole discretion from time to time. Such fees may be charged for transactions including without limitation, the Club Fee, Borrowing Fees, Banking Fees, World of Hyatt Conversion Fees, Guest Certificate Fees, Cancellation Fees, Exchange Fees, Cancellation Exchange Fees, Housekeeping Fees, Fees for the Annual Conversion to HPC, Fees for the Permanent Conversion to HPC, Resale Fees, and Points Transfer Fees, and such other items as may be provided in the Club Fees and Transaction Chart as may be amended by HVGG from time to time in its sole discretion.

The terms and conditions of the HVGG Exchange Program Disclosure Guide for Members of HPC and the HPC Vacation Ownership Plan Reservation Rules and Regulations, including fees, benefits, and reservation procedures, are subject to change by HVGG without advance notice.

HPC Club Benefits Program

HVGG may offer other special benefits to HPC Club Owners, from time to time, through its HPC Club Benefits Program. HVGG reserves the right to establish such rules and regulations as it deems necessary to adequately govern HPC Club Owner access to HPC Club Benefits Program.

The ability of an HPC Club Owner to confirm a specific exchange request for accommodations available through Club to Club Exchange, including accommodations in the HRC Club is dependent upon the timeshare interests and use periods available or as provided by the provider of accommodations or services. Therefore, HVGG cannot guarantee specific resort choices, dates of travel, or types or sizes of accommodations. Resort specific unit type descriptions are listed by each resort in the HRC Club. Reserved unit types are guaranteed. However, specific views are not guaranteed and may vary from unit to unit based on changes in vegetation, surrounding conditions and other factors. The earlier an exchange is requested, the better the possibility that a specific request may be confirmed.

H.K.B. Vacation Ownership Plan (for Hyatt Vacation Club at Ka’anapali Beach, Maui):

The name of the vacation ownership plan is the H.K.B. Vacation Ownership Plan (the “HKB Plan”). An owner of a vacation ownership interest in the HKB Plan (an “HKB Owner”) has the right to reserve and then use a unit at the Hyatt Vacation Club at Ka’anapali Beach, Maui (a “Resort Unit”), subject to the HKB Plan’s Declaration, and Reservation Rules and Regulations.

Only the Hyatt Vacation Club at Ka’anapali Beach, Maui (described in the HKB Plan’s Public Offering Statement), is included in HKB Plan. HKB Owners in the HKB Plan will have exchange privileges at the other fourteen (14) HRC Club resorts through the HRC Club program, which is operated by HVGG. Reservations are subject to availability and pursuant to the HRC Club Reservation Rules and Regulations.

HKB Owners will be responsible for payment of Club Dues, annual maintenance fees and taxes.

Reservation requests for Vacation Periods will be taken on a first-come, first served basis, subject to the applicable Reservation Windows. Since availability will vary, HVGG cannot guarantee confirmation of a reservation for any specific Vacation Period at any time. HKB Owners in the HKB Plan may also access inventory available in the HVC Portfolio Program (which inventory is located at eight (8) of the HRC Club resorts and The Aspen Mountain Residences) through the Club to Club Exchange Program, an external exchange program created pursuant to the Club to Club Exchange Agreement between HVGG and HPC Owners’ Association dated June 15, 2017. Subject to availability and pursuant to the HRC Club Reservation Rules and Regulations, and the Club to Club Exchange Agreement. Members of the HVC Portfolio Program may also access all HRC Club resort inventory through the Club to Club Exchange Program.

The HVC Portfolio Program and the HRC Club are separate vacation ownership plans. The purchase of an interest in the HKB Plan should not be based on the availability of inventory in the HRC Club or the HVC Portfolio Program.

In addition to Membership Club Dues, the HVGG has the right to charge such other transaction fees as it deems appropriate in its sole discretion from time to time. Such fees may be charged for transactions including without limitation, World of Hyatt Conversion Fees, Guest Certificate Fees, Cancellation Fees, Housekeeping Fees and such other items as provided in the HRC Club Fee Schedule as may be amended by HVGG from time to time in its sole discretion.

HRC Club Benefits Programs

HVGG may offer other special benefits to HKB Owners, from time to time, through its HRC Club Benefits Program. HVGG reserves the right to establish such rules and regulations as it deems necessary to adequately govern owner access to the HRC Club Benefits Program.

BEYOND

Access to the BEYOND program and other vacation experiences made available through the HVC Platinum Exchange Program or HRC Club Benefits Program is subject to the terms and conditions as outlined in the applicable HVC Platinum Exchange Program documents and the HVC Portfolio Program documents, respectively. Actual experiences made available through the BEYOND program will be provided via contractual arrangements with third party providers and may require the payment of additional fees. Any BEYOND experiences described herein are examples of potential vacation opportunities that may be available through the BEYOND program and are subject to change. Hyatt Hotels Corporation, HVGG, WHV, and their respective affiliates, and subsidiaries, make no warranty, express or implied, as to the condition, capacity, performance or any other aspect of the activities, events, or service providers listed herein. No inquiry has been made into the activities or events, or the qualifications or the quality of services offered by the providers. World of Hyatt^®

World of Hyatt is the membership loyalty program operated by the Hyatt Corporation. Participation is subject to membership in the World of Hyatt program and to the Program Rules and Regulations and the World of Hyatt program terms found at www.worldofhyatt.com. Actual participating resorts and hotels are subject to change. Certain World of Hyatt benefits do not apply to all of the HVC Platinum Program or HVC Portfolio Program resorts, or Component Resorts of the HRC Club. The World of Hyatt Program may be discontinued at any time.

External Exchange - Interval International

Access to resorts and services described as part of external exchange is provided via an affiliation with Interval International, Inc. (the “II Exchange Program”) and is subject to Interval International’s Terms and Conditions of Individual Membership and Exchange. Actual participating resorts are subject to change. Participation in external exchange with the II Exchange Program may require payment of additional fees.

Each HVC Platinum Program Owner or HPC Club Owner is enrolled in the Interval Network and Interval Gold, II Exchange Program upgraded membership, for two (2) years as part of the purchase of the vacation interest. Each owner of a timeshare interest in a Component Resort of the HRC Club is also enrolled in the Interval Network and Interval Gold, II Exchange Program upgraded membership, for two (2) years as part of the purchase of the timeshare interest, except that each owner of a timeshare interest in Hyatt Vacation Club at Ka’anapali Beach, Maui is enrolled in Interval Platinum, II Exchange Program upgraded membership, for two (2) years as part of the purchase of a timeshare interest. Thereafter each Owner would have to pay to renew the Interval Gold membership or Interval Platinum membership, as applicable.

Participation in the II Exchange Program is voluntary, even though membership in the II Exchange Program for Owners is included with their ownership. Any voluntary decision to participate in the II Exchange Program is made in accordance with the Interval International Terms and Conditions of Individual Membership and Exchange.

California

The HVC Platinum Program, HVC Portfolio Program and HKB Plan are registered projects with the Colorado Real Estate Commission.

Connecticut
The HVC Portfolio Program is a registered project with the Connecticut Real Estate Commission. Any names and addresses acquired will be used for the purpose of soliciting the sale of time-share periods.

Florida
The HVC Portfolio Program is registered with the Department of Business and Professional Regulation, Division of Florida Land Sales, Condominiums and Mobile Homes.

Georgia
The HVC Platinum Program, HVC Portfolio Program and HKB Plan are exempt from registration with the Georgia Real Estate Commission.

Hawaii
As of June 30, 2023, the price of timeshare periods in the HKB Plan range from $22,250–$220,600, and certain limitations may apply. Prices are subject to change. This project is registered with the Hawaii Department of Commerce and Consumer Affairs. The other projects referenced within this site are not an offer to Hawaii residents. H.K.B. Vacation Ownership Plan TD-207.

Illinois
The HVC Platinum Program, HVC Portfolio Program and HKB Plan are registered, or exempt from registration, with the Illinois Real Estate Commission.

Indiana
HVC Portfolio Program is a registered project with the Indiana Consumer Protection Division.

Missouri
The HVC Platinum Program is registered with the Missouri Real Estate Commission. HVC Portfolio Program and HKB Plan are exempt from registration, with the Missouri Real Estate Commission.

Nevada
The HVC Platinum Program, HVC Portfolio Program and HKB Plan are registered projects with The State of Nevada, Department of Business and Industry, Real Estate Division.

New Jersey
The HVC Portfolio Program (N.J. Reg. No. 19-04-0016) and HKB Plan (N.J. Reg. No. 14-34-0016) are registered with the New Jersey Real Estate Commission. Registration does not constitute an endorsement of the merits or the value of the project. Obtain and read the Public Offering Statements before signing anything.

New York
The price of interests in the HVC Portfolio Program timeshare plan ranges from $18,810 to $142,500 as of June 30, 2024 and certain limitations may apply. The price of interests in the HKB Plan timeshare plan ranges from $22,500–$176,500 as of April 30, 2024 and certain limitations may apply. Ohio
